Development plan did not pencil: 3 total buildings, with 30 one-bed and two-bed units. The Development team was looking for a way to make the project work in a market they believed in.
The developer used an Ori designed spec studio to redraw their entire site; nearly doubling the total unit count (from 30 to 54) while reducing FAR and decreasing their total construction cost.
The project penciled and was a huge success, bringing modern and desirable yet attainable apartments to Fort Worth. The building leased in 30 days, without concessions, all while rents increased from the $950 that was underwritten to $1,250 – still $400 below market average for studios, but 250% above Fort Worth’s average $/sqft.
