Rent an Ori Apt
The project site was extremely enticing for the Developer. Being situated in a desirable area just across the river from downtown, however, the project required an extremely high density ratio to hit pro forma targets. As a result, the development’s success relied on 85 space-constrained micro units.
Ori tapped into it’s unit design toolkit to double the usable square footage of these micro units, ensuring they would not be a drag on the absorption schedule. Given multiple micro unit layouts with varying amounts of storage, both Ori’s Cloud Bed and Pocket Studio were programmed, giving renters their choice of expandability.
The Ori units at Niche yielded $4.20/sqft — a 20% $/sqft increase over comparable units in the market. Further, Ori’s Expandable units were the only units in the building to not require any concessions, while every other unit gave at least one month free.
