
Two high-rise towers were delivering on the Seattle market against record high new-supply and during a round of tech-layoffs – so the competition for renters was high. The leasing team had 548 units to move.
To prepare for lease-up, the development team used the full Ori toolkit, employing three products to diversify and differentiate their offering. Pocket Studio and Pocket Closet provided division-of-space and storage in Studios, while Pocket Office created an expandable one-bedroom, complete with a work-from-home area by a window.
Expandable Studios at Ovation leased quickly, providing renters affordable "1-bedroom living" in a desirable neighborhood. These units, while cheaper than traditional 1-Beds, commanded a $300 premium over standard studios. The Expandable 1-Beds experienced similar success.
