What is Ori?
Ori is a real estate company using robotics to make apartments feel bigger and rent for less.
How does pricing work?
Pricing varies based on project size and scope. It’s inclusive of Design Services, Project Planning and Schematics, Manufacturing, Shipping, Installation, and Marketing and Branding support
When is the best time to get Ori involved in my development project?
The earlier Ori gets involved in a project, the more successful your building will be at achieving your development goals. We offer pre-design and post-design services based on your project timeline and development goals.

Pre-Design: Ori’s in-house Building Integrations team consults at the building level on achieving project density (more units per floor) and area reduction (rightsizing floor plans and building envelopes). For a small consultation fee, Ori can curate a massing and/or schematic study to achieve these goals specific to your building and market.

Post-Design: Ori’s team uses its own in-house design tools (ip) to create, scale in, and visualize your units as ‘Expandable Apartments’. Send us your SD, DD, CD plans so we can analyze the unit mix and identify typology and pricing gaps that unlock new GTM leasing strategies to diversify your building against competitive sets in the market
Is Ori an architect?
No, Ori is not an architect. However, the Ori team brings decades of experience in designing, developing, and constructing multi-family housing, from award-winning affordable housing projects to high-rise residences nationwide. Ori works closely with Architects of Record (AORs)  to ensure building plans effectively leverage Ori technology to maximize resident experience and development goals, while minimizing any installation burdens.

Using our comprehensive apartment database, we assist in crafting floorplates that make the most effective use of space, unlocking new possibilities and helping to  strategize the ideal unit mix and building shape that best suits your site.
Is Ori a developer?
While Ori does not act as the sole developer for any project, Ori may participate in the development process as a co-GP. The Ori team brings decades of experience in designing, developing, and constructing multi-family housing, from award-winning affordable housing projects to high-rise residences nationwide, and works closely with developers to ensure building plans effectively leverage Ori technology to maximize resident experience and development goals, while minimizing any installation burdens. 

Using our comprehensive apartment database, we assist in crafting floorplates that make the most effective use of space, unlocking new possibilities and helping to strategize the ideal unit mix and building shape that best suits your site.
Is Ori a modular manufacturer?
No, Ori is not a modular housing manufacturer. Instead, Ori’s technology is designed to improve development yields regardless of construction methods. Ori systems are incorporated into building and unit design from the beginning, but installed directly on-site post COO. This flexibility means that Ori apartment designs can be customized to meet your construction and site-specific needs, ensuring a seamless fit with your development goals.
Are you available outside of the US?
Ori is currently only available for real estate developers in the US and Canada. We are eagerly working to expand our reach.
How is Ori’s technology attached within buildings?
Ori systems are designed to attach to a wide variety of walls, ceilings and floors, without the need for any additional structural, design and/or construction modification. In fact, Ori systems are designed to be installed post Certificate of Occupancy.

For successful installation, however, it’s important that Ori coordinate with your architect and general contractor to ensure proper system placement with regard to any building systems and/or resident egress.
